LA CITY AND COUNTY EVICTION MORATORIUM UPDATES!!!

Here is a recap of some of the changes with the Los Angeles Eviction Moratorium. Remember, this is not Legal advice and is for entertainment purposes only.
1. LA CITY AND LA COUNTY EVICTION MORATORIUM
1. END DATES for both LA City and LA County now match up. End date is January 31, 2023
2. There is a rent freeze on RSO (Rent Controlled Units)
3. Tenant protections are for non payment of rents due to covid.
4. In both LA City and LA County, there are evictions still moving forward even with the moratorium.
1. Some of the at-fault evictions:
1. Non payment of rent NOT related to covid
2. Criminal Activity
3. Destruction of the Property
5. There are evictions that are NOT moving forward:
1. No Evictions moving forward in LA CITY OR COUNTY for unauthorized pets and/or unauthorized occupants.
6. Tenants in LA City and County MUST give landlord Notice of Non Payment of Rent due to Covid WITHIN 7 Days after rent is due.
7. 80% or LESS MEDIAN INCOME REQUIREMENT for relief is back.
1. If your income is ABOVE this level, you are NOT PROTECTED by the eviction moratorium.

8. MOST No-Fault evictions are still prohibited:
1. Example: Landlord cannot evict just because they want to sell.
2. Example: Landlord cannot evict just because they want to get another tenant who will pay more.
1. EXCEPTION: right now LA County IS ALLOWING owner move in evictions to take place, but LA CITY is NOT allowing such evictions.
1. Since Board of Supervisors for LA County and LA CITY COUNCIL are on holiday break and will not be returning to work until the 2nd week of January, it is unlikely there will be any updates to the moratorium.
1. At the last meeting for LA County there was talk about them extending the moratorium for another 6 months.
2. There was also discussions of releasing funds to mom-and-pop landlords in LA COUNTY.
1. THESE funds would NOT be to cover the whole amount the landlords are owed, but instead would go towards things like utilities, possibly mortgage payments.
